The short version
This was my mother-in-law's flat. It has its own entrance off the drive, its own bathroom and its own kitchen – so you can arrive at midnight, work at the table until two, and leave before anyone is up.
It suits people down for work who would rather not be in a motel, and family who would rather not be on the couch. The bed is made, the fridge has something in it, and the bathroom has the thing you forgot to pack.
We charge $200 a night to cover the linen, the power and the restocking. There is no cleaning fee, no service fee and no GST – we are not running a business here.

Before you ask
Questions people actually ask
Is this a hotel or a proper Airbnb?
No. It is the flat at the end of our house that used to be my mother-in-law's, and we keep it for friends, family and people we know. There is no reception, no cleaner on staff and no commercial licence – you are staying at our place, in a room of your own.
Where exactly is it?
Waihopai, on the edge of Invercargill - about ten minutes from the middle of town and fifteen from the airport, with off-street parking right at the door. You get the street address with your booking confirmation.
How do I get in?
The flat has its own entry door straight off the driveway. A couple of days before you arrive we email you the PIN for the door, along with the address and the Wi-Fi. Let yourself in whenever you get here.
Will I run into you?
Only if you want to. The flat is completely separate – its own door, its own bathroom, its own kitchen. Plenty of guests come and go without seeing us at all.
What does the $200 cover?
The night, the linen, the towels, and everything in the kitchen and bathroom. There is no cleaning fee, no service fee and no GST. What you see is what you pay.
Can I pay another way?
Card only for now, through Stripe – it keeps the booking and the calendar in step automatically. If that does not work for you, get in touch and we will sort something out.
What if my plans change?
Just tell us. We are not going to hold a friend to a cancellation policy – email or ring and we will refund you.
How many people does it sleep?
Two, in one double bed. It is set up for a couple or for one person travelling for work.

- No smoking or vaping anywhere inside.
- No parties – it is attached to our house.
- Sorry, no pets in the flat.
- Strip the bed if you think of it, but do not worry if you do not.
Friends and family only
Invers is a private guest flat attached to our home. It is not a registered commercial accommodation business, it is not listed on any booking platform, and it is not open to the general public. Bookings are accepted at our discretion and are only for people we know or who have been referred to us. No GST is charged.
